Do I need to declare rental income if it's small?

The first £1,000 of rental income a year is tax-free under the property allowance. Above that, it generally needs declaring, and a full Self Assessment return is required once your rental income passes £10,000 before expenses, or £2,500 after expenses. We'll check where you stand.

What's the Non-Resident Landlord Scheme?

If you live abroad and rent out a UK property, your letting agent or tenant usually has to deduct basic rate tax from the rent before it reaches you. You can apply to receive it gross instead, if your tax affairs are up to date, and we'll handle that application for you.

I haven't declared rental income before. What happens now?

HMRC's Let Property Campaign is the route for putting this right. We'll handle it properly and calmly, rather than you having to approach HMRC on your own.

Does Making Tax Digital apply to landlords?

It's being phased in by income: over £50,000 from 6 April 2026, over £30,000 from 6 April 2027, and over £20,000 from 6 April 2028, counting your rental and self-employment income together. We'll let you know when it applies to you.

It depends on how many properties you have and how your affairs are set up. We'll be straight with you about what's involved, and what it'll cost, before anything starts.
